PUBLIC HEARING NOTICE OF INTENT TO CONSIDER A DEVELOPMENT AGREEMENT
NOTICE IS HEREBY GIVEN that the following described Development Agreement shall be presented to the City Council of the City of Cape Coral, Florida, for a public hearing at its regular meeting to be conducted at 4:00 PM on January 7, 2026, at Cape Coral City Hall located at 1015 Cultural Park Blvd, Cape Coral, FL 33990. All interested parties are invited to attend the public hearing.
A second public hearing will be held at 4:00 PM on January 21, 2026, also in the City Council Chambers at City Hall, 1015 Cultural Park Blvd, Cape Coral, FL 33990. At the conclusion of the second public hearing the Development Agreement may be adopted.
A Development Agreement is being proposed to be entered into between the City Council of the City of Cape Coral, FL and Gulf Gateway Resort & Marina, LLC, a Florida Limited Liability Company
The property, currently part of a proposed mixed-use project titled Gulf Gateway Resort and Marina Village, consists of approximately ±47.18 acres generally located at 106/200 and 606 Old Burnt Store Road North, Cape Coral, Florida 33991. All of the property is located within the jurisdictional boundaries of the City of Cape Coral. A map of the project can be found at www.capecoral.gov/publichearings.
The total acreage of the property which is the subject of Development Agreement is approximately ±47.18 acres. The zoning of the properties subject to this Agreement is Mixed Use Seven Islands (MX7). The comprehensive plan designation of the properties subject to this Agreement is Mixed Use - Seven Islands Subdistrict (MX/SD). The proposed uses of the property may include commercial retail and restaurants, marina, community center, multi-family residential, lodging accommodations, and single family uses. The proposed density shall not exceed 995 residential units. The proposed building intensity shall not exceed a Floor Area Ratio (FAR) of 1.00. Development height in the Mixed Use Seven Islands (MX7) zoning district is 115 feet or ten (10) stories.
