By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Jeanne Gomes to Option One Mortgage Corporation, dated September 25, 2003 and recorded in Bristol County (Northern District) Registry of Deeds in Book 12852, Page 223 (the “Mortgage”) of which mortgage Wells Fargo Bank, N.A., as Trustee for ABFC 2004-OPT2 Trust, ABFC Asset-Backed Certificates, Series 2004-OPT2 is the present holder by Assignment from Sand Canyon Corporation f/k/a Option One Mortgage Corporation to Wells Fargo Bank, N.A., as Trustee for ABFC 2004-OPT2 Trust, ABFC Asset-Backed Certificates, Series 2004-OPT2 dated December 10, 2012 and recorded at said Registry of Deeds in Book 20776, Page 320, and Assignment from Sand Canyon Corporation f/k/a Option One Mortgage Corporation to Wells Fargo Bank, National Association, as Trustee for ABFC 2004-OPT2 Trust, ABFC Asset-Backed Certificates, Series 2004-OPT2 dated April 28, 2022 and recorded at said Registry of Deeds in Book 27865, Page 300, and Corrective Assignment from Wells Fargo Bank, N.A., as Trustee for ABFC 2004-OPT2 Trust, ABFC Asset-Backed Certificates, Series 2004-OPT2 to Sand Canyon Corporation f/k/a Option One Mortgage Corporation dated December 9, 2022 and recorded at said Registry of Deeds in Book 28218, Page 131, and Assignment from Sand Canyon Corporation f/k/a Option One Mortgage Corporation to Wells Fargo Bank, N.A., as Trustee for ABFC 2004-OPT2 Trust, ABFC Asset-Backed Certificates, Series 2004-OPT2 dated September 24, 2025 and recorded at said Registry of Deeds in Book 29549, Page 230, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 808 Pleasant Street, Raynham, MA 02767 will be sold at a Public Auction at 1:00 PM on January 21, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
The land in said Raynham, with the buildings thereon, located on the Northerly side of Pleasant Street and bounded and described as follows:
Beginning at a corner in the northerly line of Pleasant Street, the same being a corner of land now or formerly of Edwin Gushee; thence
by said Gushee land N. 17 1/4 deg. W. 6 rods 17 links to a corner; thence
N. 31 deg. E 4 rods 14 links to a corner; thence
N. 17 1/4 deg. W 50 rods to Titicut Swamp sometimes called Titicut Pond; thence
by said Pond westerly to a corner of land now or formerly of Jairus Gushee; thence
by said Jairus Gushee land S. 17 deg. E 53 rods to Pleasant Street; thence
by said Pleasant Street N. 70 deg. E 8 rods 14 links to the point of beginning.
For mortgagor’s title see deed recorded with the Bristol County (Northern District) Registry of Deeds in Book 12852, Page 222.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee.
