REAL ESTATE ON EXECUTION
UNDER AND BY VIRTUE OF AN EXECUTION issued out of and under the Seal of the Superior Court of Maricopa County, State of Arizona, on the 15th day of October, 2025, and to me as Sheriff of said County duly directed and delivered in the above-entitled action:
WHEREAS, on the 23rd day of June, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, Kim Buen, as follows:
The balance owing on the Judgment as of October 6, 2025, was $119,606.71, with interest on the principal amount continuing to accrue at the rate of 27.24% per annum, until paid in full.
AND WHEREAS, the judgment roll in the action in which said judgment was entered is filed in the Clerk's office of said Court, in the said County of Maricopa and the said judgment was docketed in said Clerk's office in the said County, on the day and year first above written.
And the sum of $119,606.71 with interest as aforesaid is now actually due on said judgment and
WHEREAS, I am required to make the sum due on the said judgment, with interest and costs and accruing costs, to satisfy said judgment out of the personal property of said debtor, or if sufficient personal property of said debtor cannot be found, then out of the real property in this County belonging to debtor on the day whereon said judgment was docketed in said County, or at any time thereafter, I did, on the 23rd day of December, 2025, levy upon all the right, title, claim and interest of the said debtor, in, of and to the following described real property, to-wit:
Lot 218 of FOOTHILLS CLUB West PARCEL 17 according to the plat of record in the office of the Maricopa County Recorder in Book 447 of Maps, Page 15
Except all oil, gas, other hydrocarbon substances, helium or other substances of a gaseous nature, coal, metals, minerals, fossils, fertilizer of every name and description;
TOGETHER WITH all uranium, thorium or any other material which is or may be determined by the laws of the United States of this state, or decisions of courts to be peculiarly essential to the production of fissionable materials, whether or not of commercial value and the exclusive right thereto, on, in or under the above described lands, shall be and remain and are hereby reserved in and retained by the State of Arizona in Patent recorded in Docket 15392, Page 317.

NOTICE TO JUDGMENT DEBTOR

NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that I will, on the 22nd day of January, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, Arizona, sell at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, all the right, title, claim and interest of the above named debtor, in, of and to the above described real property.
