EXECUTION AND ORDER OF SALE
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 6th day of November, 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 15th day of January, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, Hector A. Arzaga, as follows:
The amount of the Judgment was $5,571.09 plus interest on the unpaid principal balance at the rate of 9.00%, from the date of Judgment; Interest accrues at the rate of $1.11 per day as to the total judgment. As of July 31, 2025, which represents 197 days since entry of judgment, total interest accrued is $218.67; Post Judgment attorneys’ fees and costs incurred to date total $3,468.10; and Unpaid Assessment imposed post Judgment total $503.22 and accrue quarterly; Unpaid late fees on assessments incurred post Judgment total $0.00.
Taking into consideration payments made subsequent to the entry of Judgment in the total amount of $1,050.00 to date, costs to date, accrued interest to date, and further unpaid assessments, the total amount due on that Judgment is $8,961.08, plus accruing interest, assessments, late charges, attorneys’ fees and costs, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to-wit:
Unit 119, DOBSON RANCH CONDOMINIUM AMENDED, according to Declaration of Horizontal Property Regime recorded in Docket 15228, page 1123, and amended in Docket 15302, page 1314, and amended in Docket 15494, page 937; and re-recorded in Docket 15648, page 661, Rules and Regulations recorded as Document No. 83-205014, and Declaration of Annexations recorded in Docket 15655, page 670, re-recorded in Docket 15702, page 248, in Docket 15672, page 1025, in Docket 15672, page 1031, in Docket 15672, page 1038 and in Recording No. 83-186488, and plat recorded in Book 230 of Maps, Page 43, and Affidavit of Correction recorded in Docket 15229, page 1, records of Maricopa County, Arizona; TOGETHER WITH an undivided interest in and to the common elements and facilities as set forth in said Declaration and as designated on said Plat.

NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 22nd day of January, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
