REAL PROPERTY ON SPECIAL
EXECUTION AND ORDER OF SALE
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 3rd day of November, 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 2nd day of July, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, Mark E. Stinson and Sarah L. Stinson, as follows:
Awarding Plaintiff a monetary judgment in the amount of $5,412.90; Awarding Plaintiff taxable costs against the Defendants in the amount of $685.40; Awarding Plaintiff reasonable attorneys’ fees against the Defendants in the amount of $2,600.00; Awarding Plaintiff post-judgment interest against the Defendants at the statutory rate of 8.5% until the entire Judgment (which totals $8,698.30) is paid in full; Including payments received on or after July 2, 2025, totaling $0.00 credited upon the Judgment, thus leaving a Judgment balance of $8,698.30, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendants, on the following described real property, to-wit:
Lot 295, SUNRISE, according to Book 482 of Maps, Page 35 and Affidavit of Correction in Document No. 1998-0947180, records of Maricopa County, Arizona;
EXCEPT all minerals as reserved in Document No. 1990-0346084, records of Maricopa County, Arizona.
AKA: 14294 West Clarendon Avenue, Goodyear, Arizona 85395.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 22nd day of January, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
