By virtue and in execution of the Power of Sale contained in a certain mortgage given by Timothy P McManus and Megan E McManus to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Morgan Stanley Private Bank, National Association, and now held by Morgan Stanley Private Bank, National Association, said mortgage dated August 20, 2014 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 52700, Page 1, as affected by a Loan Modification dated June 18, 2024 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 70885, Page 320; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Morgan Stanley Private Bank, National Association to Morgan Stanley Private Bank, National Association by assignment dated April 25, 2023 and recorded with said Registry of Deeds in Book 69057, Page 316; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on January 30, 2026 at 01:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land in Shrewsbury, Worcester County, Massachusetts, on the easterly side of School Street, containing 3.01 acres, more or less, shown and identified as PARCEL "B" on a plan of Worcester County Prepared for: D. Donald Fiorillo Prepared by GPI Greenman-Pedersen, Inc. Consulting Engineers 33 Boston Post Road Marlborough, Massachusetts 01752" which said plan is recorded with the Worcester District Registry of Deeds in Plan Book 729, Plan 109.
BEING the same premises conveyed by deed of Donald D. Fiorillo et ux and recorded 8/20/2014 with the Worcester District Registry of Deeds in book 52699 page 395
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
