NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE

By virtue and in execution of the Power of Sale contained in a certain mortgage given by James J. Clements, Jr, Patricia A. Tardanico, Christopher D. Simonelli a/k/a Christopher P. Simonelli and Cody J. Clements to RBS Citizens, N.A., and now held by Citizens Bank, N.A. f/k/a RBS Citizens, N.A., said mortgage dated October 24, 2011 and recorded in the Plymouth County Registry of Deeds in Book 40501, Page 70, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on January 29, 2026 at 03:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land with the buildings thereon, situated in Whitman, Plymouth County, on the Easterly side of English Place, so called, and being shown as Lot No, 3 on a plan entitled "Plan of English Estate, Whitman, Mass., surveyed by F. Gardner Penniman, C.E., July 1, 191" duly filed with the Plymouth County Registry of Deeds.
Said Lot No.3 is bounded and described as follows:
On April 6, 2001 as Plan No. 211 of 2001.
Beginning at a stake South 0 deg 15' 00" West, 109.13 feet from a stone bound and drill hole as shown on said plan, being the Northeast corner of the within described lot:
Thence South 0 deg 15' 00" West, 74.74 feet to a stake at the Northeast corner of Lot No. 4, as shown on said plan;
Thence North 88 deg 03' 30" West, 161.19 feet by said Lot No. 4 to a stake on the east side of said English Place;
Thence North 1 deg 56' 30" East, 50 feet by English Place to a stake at an angle point in the east side of said English Place;
Thence continuing by said English Place North 3 deg 51' 50" East 30 feet to a stake at the Southeast corner of Lot No. 2, as shown on said plan; and
Thence by said Lot No. 2 South 86 deg 08' 10" East 158.04 feet to the point of beginning
Containing 12,383 square feet, according to said plan.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
