MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Raymond Gaskell Jr. to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Liberty Home Equity Solutions, Inc., its successors and assigns, dated March 15, 2019 and recorded in Bristol County (Fall River District) Registry of Deeds in Book 9728, Page 196 (the “Mortgage”) of which mortgage PHH Mortgage Corporation is the present holder by Assignment from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Liberty Home Equity Solutions, Inc., its successors and assigns to PHH Mortgage Corporation dated August 29, 2025 and recorded at said Registry of Deeds in Book 11869, Page 158, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 245 Dwelly Street, Fall River, MA 02724 will be sold at a Public Auction at 10:00 AM on January 23, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:

Said plan being recorded with the Bristol County Fall River Registry of Deeds on October 7, 2010, at 2:36 PM in Plan 8ook 149 at Page 69.

The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
