SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on October 18, 1993, Tommy Denis Edwards and Sandra Lynn Edwards executed a deed of trust for the benefit of Residential Mortgage Corporation, which deed of trust was recorded on October 19, 1993, in Book 4203, Page 206, in the office of the Chancery Clerk of Hinds County, Mississippi, as having been modified by an agreement recorded on and recorded in Book7233, Page 5568, in the office of the Chancery Clerk of Hinds County, Mississippi; Said Deed of Trust was last sold, assigned and transferred to Truist Bank s/b/m to Suntrust Mortgage Inc. s/b/m to Crestar Mortgage Corporation by assignment recorded in Book 4203, Page 210 in the office of the Chancery Clerk of Hinds County, Mississippi.
WHEREAS, the holder of the deed of trust at the time of the substitution substituted McCalla Raymer Leibert Pierce, LLP as Trustee, as authorized by the terms thereof, by instrument recorded December 23, 2025 and spread at large upon the records in the office of the aforesaid Chancery Clerk as Instrument No. 1936175 in Book 7329, Page 8643 prior to the posting and publication of this notice; and
WHEREAS, default having been made in the terms and conditions of the deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of the deed of trust, and the legal holder of said indebtedness, Truist Bank
, has requested the undersigned Substitute Trustee to execute the trust and sell said land, property and improvements in accordance with the terms of the deed of trust for the purpose of raising the sums due thereunder, together with attorney's fees, Substitute Trustee's fees and expenses of sale;
THEREFORE, on January 26, 2026, the undersigned Substitute Trustee in the deed of trust, will offer for sale at public outcry and sell to the highest bidder for cash, within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the Main North front door of the Hinds County Courthouse in Jackson, Mississippi, the following described land, property and improvements lying and being situate in Hinds County, Mississippi, to-wit:
Beginning at the northeast corner of Section 31, Township 5 North, Range 1 East, and running thence west along the north line of said section 551.4 feet.; Thence south 36.3 feet to a point in the south line of Stokes Robertson Drive to the point of beginning; thence north 89 degrees 25 minutes west along south side of said road 86.0 feet; thence south 0 degrees 35 Minutes west 251.9 feet; thence south 89 degrees 25 minutes east 86.0 feet; thence North 0 degrees 35 minutes east 251.9 feet to the point of beginning. This parcel Contains 0.487 acres.
less and Except Beginning at the northeast corner of said parcel being the point of beginning; thence South 0° 35' West a distance of 251.6 feet; thence North 89° 25' West a distance of 3.22 feet; thence North 1° 19' East a distance of 251.62 feet to the point of beginning. This parcel contains 405.13 square feet.
I WILL CONVEY only such title as is vested in the Substitute Trustee.
