SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on August 23, 2013, Jessie M. Sawyer executed a Deed of Trust to Paige Purvis as Trustee, for Quality Home MS, LLC, Beneficiary, which Deed of Trust is duly recorded in Book 7152 at Page 2373 of the records of the office of the Chancery Clerk of the First Judicial District of Hinds County, Mississippi; and
WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to New Orleans Cultural Preservation Trust by Assignment dated October 23, 2017 and recorded in Book 7214 at Page 2266; and
WHEREAS, heretofore New Orleans Cultural Preservation Trust substituted Stephen G. Younger as Trustee by instrument dated September 12, 2024 and duly recorded in the aforesaid Chancery Clerk's office in Book 7310 at Page 6616; and
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust Stephen G. Younger, Substituted Trustee of New Orleans Cultural Preservation Trust, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due there-under, together with attorney's fees, trustee's fees, and expense of sale.
NOW THEREFORE, I, Stephen G. Younger, Substituted Trustee in said Deed of Trust, will on February 3, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the North door of the County Courthouse of Hinds County, located at Jackson, Mississippi, to the highest and best bidder for cash the following described property situated in the First Judicial District of Hinds County, State of Mississippi, to wit:
Part of the SW1/4 of the NE1/4 of Section 17, Township 5 North, Range 1 East, First Judicial District, Hinds County, Mississippi, and being mor particularly described by metes and bounds as follows, to=wit;
For a point of beginning start at a point which is 40 feet East of and 64.4 feet North of the Southwest corner of the SW1/4 of the NE1/4 of said Section 17, Township 5 North, Range 1 East (the Southwest corner of the SW1/4 of the NE1/4 of said Section 17 being further described as the Southeast corner of Lot 3 of Block K of Alta Wood Park Subdivision), and from the aforesaid point measure North 0 degrees 4 minutes East and along the East line of a street called "Oakhurst Drive" according to the map or plat of Alta Wood Park Subdivision for a distance of 185.3 feet of the South line of a street or road known as Alta Wood Boulevard, as it is now laid out and improved; thence measure North 89 degrees 14 minutes East and along the South line of aforesaid Alta Wood Boulevard for a distance of 595 feet to the Northwest corner of and the point of beginning for the description of the property herein being conveyed, and from this point of beginning run thence North 89 degrees 14 minutes East and along the South line of Alta Wood Boulevard for a distance of 100 feet; thence South 0 degrees 4 minutes West and parallel with the East line of the aforesaid Oakhurst Drive for a distance of 193.70 feet to an old fence line; thence West and along the aforesaid old fence line for a distance of 100 feet; thence North 0 degrees 4 minutes East and parallel with the East line of aforesaid Oakhurst Drive for a distance of 192.35 feet to the point of beginning, more commonly known as 155 Alta Woods Blvd., Jackson, MS 39204.
I will convey only such title as vested in me as Substituted Trustee.
