In pursuance of an Order of Sale from said Court to me directed, I will offer for sale at Public auction, beginning on January 6th, 2026, in accordance with ORC Section 2329.153, online @ https://franklin.sheriffsaleauction.ohio.gov on Friday, the 6th day of February A.D. 2026, at 9:00 0'clock A.M., and if not then sold, on the 27th day of February A.D. 2026 at 9:00 o'clock A.M., the following described real estate, situated in the County of Franklin and State of Ohio, and in the City of Columbus:
PARCEL ONE
TRACT ONE
Situated in the State of Ohio, County of Franklin, and in the City of Westerville:
Being in the Northwest quarter of Section 2,Township 2 North, Range 17 West, U.S.M. lands and beginning at a point on the centerline of Cooper Road which is North 3 degrees 30 minutes West, a distance of 134.00 feet from the intersection of said centerline with the South line of Lot No. 3 of the subdivision of the Northwest quarter of said Township;
Thence with the centerline of Cooper Road North 3 degrees 30 minutes West, a distance of 220.00 feet to a point;
Thence with the defection angle to the right of 99 degrees 52 minutes and bearing South 83 degrees 38 minutes East passing an iron pin at 30.00 feet, a distance of 235 feet to a iron pin;
Thence with a deflection angle to the right of 80 degrees of 08 minutes South 3 degrees 30 minutes East, a distance of 220.00 feet, to an iron pin on the common line between the lands of the Grantor and Mary Prince;
Thence North 83 degrees 38 minutes West along the common property line between the lands of Mary Prince and Grantor, passing an iron pin at 205.00 feet, a distance of 235.00 feet to the place of beginning and containing 1.17 acres of land, more or less.

Meacham (see Deed Book 1681, Page 614), said point beginning is located by going North 3 degrees 30 minutes West along the centerline of Cooper Road 354.00 feet from the intersection of said centerline with the South line of Lot No. 3 of the subdivision of the Northwest quarter of said Township:
Thence South 83 degrees 38 minutes East a distance of 235.00 feet to the trure place of beginning, and thence across the lands of Grantor South 83 degrees 38 minutes East passing an iron pin at 458.20 feet, a distance of 519.20 feet to the center of Alum Creek;
Thence downstream in a Southeasterly direction, a distance of 221.00 feet to a point;
Thence leaving said Creek North 83 degrees 83 minutes West passing an iron pin at 110.00 feet, a distance of 496.85 feet to the Southeast corner of A.L. Meacham 1.17 acre tract of land;
Thence North 3 degrees 30 minutes West along the East line of said 1.17 acre tract, a distance of 220.00 feet to the place of beginning and containing 2.57 acres of land more or less and subject to all legal highways

Being in Lot No. 3 in Quarter Township 2, Township 2 North, Range 17 West, United States Military Lands, containing 1.266 acres of land, more or less, said 1.266 acres being part of that 2.015 acre tract of land described in the Deed to Richard Paul Chakroff and Marilyn S. Chakroff, of record in Official Records Volume 06880 F 15, Recorder's Office, Franklin County, Ohio, said 1.266 acres of land being more particularly described as follows:
Beginning, for reference, at a point at the Southwesterly corner of that 10.482 acre tract of land described in the Deed to Paul A. Gelpi and Mary M. Gelpi, of record in Official Records Volume 12767 E13, Recorder's Office Franklin County, Ohio, the same being at the intersection of the centerline of Cooper Road with the Northerly limited access right-of-way line for Interstate Route 270 as the same is shown upon the highway plans FRA-270-18.32N;
Thence Northwardly, with the centerline of Cooper Road and the Westerly line of said 10.482 acre tract, the same being the arc of a curve to the right having a radius of 1.736.24 feet, a central angle of 18 degrees 04 minutes 13 seconds and a chord that bears North 14 degrees 06 minutes 49 acre tract, the same being the Southwesterly corner of said 2.015 acre tract;
Thence Eastwardly, with the Southerly line of said 2.015 acre tract, with the Northerly line of said 10.482 acre tract and the following two (2) courses and distances:
1) North 89 degrees 52 minutes 41 seconds East, crossing a 3/4 inch (I.D.) iron pipe (set) at a distance of 30.11 feet, a total distance of 99.17 feet to a 3/4 inch (I.D.) iron pipe (set):
2) North 76 degrees 19 minutes 16 seconds East, a distance of 116.53 feet to a 3/4 inch (I.D.) iron pipe (set) at the true point of beginning in the North line of Lot 2, the same being the South line of Lot 3;
Thence, from said true point of beginnning, North 6 degrees 22 minutes 00 seconds East crossing said 2.015 acre tract, a distance of 131.82 feet to a 3/4 (I.D.) iron pipe (set) in the Northerly line of said 2.015 acre tract, the same being the Southerly line of that tract designated as 2.57 acres of land described in the Certificate of Transfer of Clarence D. Mann, of record in Deed Book 2965, Page 676, Recorder's Office, Franklin County, Ohio;
Thence South 83 degrees 38 minutes 00 seonds East, with the Northerly line of said 2.105 acre tract, the Southerly line of said 2.57 acre tract and parallel with and 131.82 feet Northerly from, as measured at right angles, the Southerly line of both said 2.015 acre tract of Lot 3, passing an iron pipe found at a distance of 417.43 feet, a total distance of 427.43 feet to a 3/4 inch (I.D.) iron pipe (set) at the West bank of Alum Creek, the same being the Northeasterly corner of said 2.015 acre tract;
Thence South 14 degrees 11 minutes 10 seconds West, with the Easterly line of said 2.015 acre tract and the West bank of Alum Creek, a distance of 133.06 feet to a 3/4 inch (I.D.) iron pipe (set) in the Southerly line of Lot 3 at the Southeasterly corner of said 2.015 acre tract, the same being in the Northerly line of said 10.482 acre tract and Lot 2;
Thence North 83 degrees 38 minutes 00 seconds West, with the Southerly line of said 2.015 acre tract and Lot 3, the same being the Northerly line of said 10.482 acre tract and Lot 2, a distance of 409.32 feet to the true point of beginning and containing 1.266 acres of land, more or less.

Second Sale - If the property does not sell at the first auction, a second sale of this property will be held on February 27th, 2026. The second sale shall be made without regard to the minimum bid requirements in ORC Section 2329.20, but shall be subject to costs, allowance and taxes under ORC Section 2329.21.
