LEGAL NOTICE
NOTICE IS HEREBY GIVEN that the Zoning Hearing Board of Abington Township (the “Board”) will meet on Tuesday, January 20, 2026 at 6:30 p.m., in the Abington Township Municipal Building located at 1176 Old York Road, Abington PA, 19001, to conduct public hearings on the applications listed below, together with any other business coming before the Board, at which time interested citizens may attend and will be given the opportunity to be heard. A virtual option for observing the meeting and hearings will be available. Log-in information will be posted at least 5 days in advance at www.abingtonpa.gov. Any person seeking party status must attend in person.

25-71: Dereck Miller and Lynne Czyzewicz request the following relief from the Abington Township Zoning Ordinance (the “Ordinance”) to allow a fence at real property identified as 354 Cadwalader Ave, within the R-4 Medium-High-Density Residential and the Floodplain Conservation Overlay Zoning Districts, Ward #3.
25-73: Warren Sothern and Arlene Maguire Sothern request the following relief from the Ordinance to construct a structure at real property along Hazel Ave. identified as Tax ID # 30-00-27852-00-9, within the R-4 Medium-High-Density Residential Zoning District, Ward #6:
1. a Variance from Ordinance §602.Figure 6.1 to allow a structure within the required Front Yard setback; and
2. a Variance from Ordinance §2103.A.Use A-24.3 to allow a structure within ten feet of the water’s edge of a Swimming Pool.
26-1: H. Scott Theobald and Azlen O. Theobald request a Variance from Ordinance §2103.A.Use A-22.1 to construct a Residential Accessory Structure greater than one story and higher than 17 feet at real property identified as 707 Winding Rd, within the R-2 Low-Medium-Density Residential Zoning District, Ward #7.
26-2: Odufuyi Jackson requests the following relief from the Ordinance for improvements at real property identified as 346 Cricket Ave, within the R-4 Medium-High-Density Residential Zoning District, Ward #6:
1. a Variance from Ordinance §602.Figure 6.1 to allow the construction of a deck resulting in the principal dwelling being within the required 25-foot rear yard
setback; and
2. a Variance from Ordinance §2103.A.Use A-22.3 to allow an accessory structure within 4 feet from rear and side property lines and within 10 feet from another accessory structure.
3. a Variance from Ordinance §2103.A.Use A-24.3 to allow a hot tub within 10 feet of the rear property line and an additional structure.
26-3: Abington Baptist Church requests a Special Exception pursuant to Ordinance §1906 to expand a nonconforming use at real property identified as 1501 Huntingdon Rd, within the R-1 Low-Density Residential Zoning District, Ward #1.
