SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on February 27, 2019, Hattie Douglas executed a certain Deed of Trust to Samuel S. Goza, as Trustee, for the benefit of Bobby Isonhood and Nancy Isonhood, which Deed of Trust is recorded in the records in the office of the Chancery Clerk of Madison County, Mississippi, in Book 3695 at Page 214; and, WHEREAS, by Substitution of Trustee dated November 13, 2024, and recorded in Book 4498 at Page 159 in the records in the office of the Chancery Clerk of Madison County, Mississippi, Bobby Isonhood and Nancy Isonhood did substitute Don A. McGraw, Jr., as Trustee, in the place of and instead of Samuel S. Goza; and, WHEREAS, Nancy Isonhood and Robbie Isonhood assigned the Deed of Trust to M & P Properties, LLC by Assignment dated November 21, 2025, and recorded in Book 4621 at Page 110 in the records in the office of the Chancery Clerk of Madison County, Mississippi; and, WHEREAS, default having been made in the performance of the conditions and stipulations as set forth in said Deed of Trust and having been requested to do so by M & P Properties, LLC, the legal holder of the indebtedness secured and described by said Deed of Trust, notice is hereby given that I, Don A. McGraw, Jr., Substituted Trustee, by virtue of the authority conferred upon me in said Deed of Trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder, for cash, during legal hours, being between the hours of 11:00 o'clock a.m. and 4:00 o'clock p.m., in front of the South entrance to the Madison County Courthouse located at 128 West North Street, Canton, Madison County, Mississippi, on the 6th day of February, 2026, the following described land and property, being the same land and property described in said Deed of Trust, and being situated in the City of Canton, Madison County, Mississippi, to wit: Lot 15 of Oak Hills Subdivision, Part 2, same being a subdivision of the City of Canton, Madison County, Mississippi, according to plat on file in the office of the Chancery Clerk of said county, less all oil, gas and other minerals. AND That triangular lot East of Lots 10, 11 and (part of) 12, and North of Lots 14, 15 and 16, and South and West of the West line of the ditch in Part 2 of Oak Hills Subdivision, a subdivision of the City of Canton, less all oil, gas and other minerals.
