PLEASE TAKE NOTICE that on January 22, 2026 at 7:30 p.m., the Planning Board of the Township of Manalapan will hold a public hearing on the application of Cardinale and Manalapan Crossing Associates 2, LLC. The hearing will be held at the Township of Manalapan, 120 Route 522, Manalapan, New Jersey. The premises which are the subject of the application are located on 162 Highway 33, Manalapan, New Jersey. Said premises are known as Block 66, Lot 8.03, Block 66.44, Lot 1 and Block 66.45, Lot 1 in Manalapan Township.
The applicant is seeking Amended Preliminary and Final Major Site Plan and Minor Technical Subdivision approvals. The applicant previously received site plan approval for 7 commercial buildings including a mixed use building containing 48 special needs housing units. The approved commercial uses included a convenience store/gas station, bank, a medical office building and two office/restaurant multiple use buildings. The two office/restaurant buildings and one medical office building are being eliminated and replaced with a Shop Rite supermarket. The applicant also seeks to modify the landscape buffer and berm on Block 66.44, Lot 1 and Block 66.45, Lot 1. In addition, an additional access point is being proposed as a right in, right out driveway on Route 33. The applicant also proposes a technical subdivision to create separate lots for each commercial building. The technical subdivision will result in 6 separate lots; lot 8.25 will contain the site driveways, Crossing Lane, stormwater basin and the perimeter buffer along Route 33 and Millhurst Road. Lot 8.24 will contain the Quick Chek, Lot 8.23 will contain Building "E", Lot 8.22 will contain the Shop Rite, Lot 8.21 will contain Building "A" and Lot 8.20 will contain Building "G". Previously granted variances will be requested for parking setback to Millhurst Road of 43.1 ft. where 50 ft. is required and to the residential tract boundary of 26 ft. where 60 ft. is required and for minimum perimeter buffer of 0 ft. where 50 ft. is required. A variance will be required for the 30 ft. ground sign at the corner of Route 33 and Millhurst Road which will contain two sides where 3 sides are required. In addition, a variance is required for 9 monument signs, where 7 were previously approved. Variances are also required for monument sign setback, for 6 wall signs on the supermarket building and to locate fences closer than 25 ft. to any street line. In addition, a variance is required under 40:55D-35 as the lots in question have access to Crossing Lane, a private road and not a public street.
The applicant also intends to request at the hearing such bulk variance and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
The application for development and all supporting maps, site plans and documents are on file in the office of the Department of Planning and Zoning and are available for public inspection, during normal business hours, Township of Manalapan, 120 Route 522, Manalapan, New Jersey. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney, and be given an opportunity to be heard with respect to the aforesaid application.
