NOTICE IS HEREBY GIVEN that an application has been filed with the Zoning Board of Adjustment of the Township of West Milford, County of Passaic, New Jersey, by Opal Estates LLC, for bulk variance relief, for property located at 22 Raymond Boulevard, designated as Block 5301, Lot 44.02, in the R-3 Residential Zone.
Bulk variance relief is requested from the requirements of the Township Land Development Ordinance, including but not limited to:
Front yard setback, where 100 feet is required, 9.2 feet exists, and 11.0 feet is proposed;
Side yard setback, where 50 feet is required, 85.9 feet exists, and 73.9 feet is proposed;
Rear yard setback, where 100 feet is required, 35.9 feet exists, and 29.9 feet is proposed;
Maximum building coverage, where 10% (1,028 square feet) is permitted, 9.47% (974 square feet) exists, and 13.82% (1,421 square feet) is proposed;
together with such other bulk variance relief as the Board may deem necessary.
The variances are requested to permit the construction of a two-story residential addition and carport, along with associated site improvements.
A public hearing on this application has been scheduled for Tuesday, January 27, 2026 at 7:00 p.m., in the main meeting room at Town Hall, located at 1480 Union Valley Road, West Milford, New Jersey 07480.
