UNDER POWER

RICHMOND COUNTY
Under and by virtue of the power of sale contained in a Deed to Secure Debt from Clarence A. Lawrence, Jr. and Marquie L. Martinez to Askin Enterprises, Ltd. Co., A Georgia Corporation, dated June 27, 2025, recorded in Deed Book 1973, Pages 2435-2441, Richmond County, Georgia records. Said Deed to Secure Debt having been given to secure a note dated June 27, 2025, in the original principal sum of Eighteen Thousand Eight Hundred and 00/100 ($18,800.00) Dollars with interest from date at the rate stated in said note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the courthouse door at Richmond County, Georgia within the legal hours of sale on the first Tuesday in February, 2026, the property described in said Deed to Secure Debt, to wit:
ALL that lot or parcel of land, situate, lying and being in the 86th G.M.D., in the State of Georgia, County of Richmond, containing 0.74 acres, mor or less, and being known and designated as Lot 42, Block A, Askin Acres Subdivision, as shown upon a plat thereof prepared by George L. Godman & Associates, Reg. Land Surveyor, recorded in the Office of the Clerk of the Superior Court for Richmond County, Georgia in Plat Reel 623, Pages 2381-2384; reference being made to said plat for a more complete and accurate description as to the metes, bounds, and location of said property. Said property is commonly known as 1015 McNutt Way, Augusta, Georgia 30906.
The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, the non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including legal fees.
This sale will be held subject to all unpaid taxes, assessments, and restrictions of record, if any, transfer tax and all state and county taxes.
Said property will be sold as the property of Clarence A. Lawrence, Jr. and Marquie L. Martinez, the property to the best information, knowledge, and belief of the undersigned, being presently in the possession of Clarence A. Lawrence, Jr. and Marquie L. Martinez, and the proceeds of said sale will be applied to the payment of said indebtedness and all the expenses of said sale, including attorney’s fees, all as provided in said deed, and the balance, if any, will be distributed as provided by law.
Terms of the sale are to be cash, purchaser paying for papers, revenue stamps, and all state and county taxes.
