By virtue and in execution of the Power of Sale contained in a certain Mortgage given by Deborah E. Wallace to Ameriquest Mortgage Company, dated May 23, 2005 and recorded with the Plymouth County Registry of Deeds at Book 30648, Page 38, subsequently assigned to DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE FOR, AMERIQUEST MORTGAGE SECURITIES INC. ASSETBACKED PASS-THROUGH CERTIFICATES, SERIES 2005-R6, UNDER THE POOLING AND SERVICING AGREEMENT DATED JULY 1, 2005 by CITI RESIDENTIAL LENDING INC., AS ATTORNEY-IN-FACT FOR AMERIQUEST MORTGAGE COMPANY by assignment recorded in said Plymouth County Registry of Deeds at Book 36813, Page 67, subsequently assigned to Deutsche Bank National Trust Company, as Trustee for Ameriquest Mortgage Securities Inc., Asset-Backed Pass-Through Certificates, Series 2005-R6 by Ameriquest Mortgage Company by assignment recorded in said Plymouth County Registry of Deeds at Book 60113, Page 239 for breach of the conditions of said Mortgage and for the purpose of foreclosing same will be sold at Public Auction at 2:00 PM on January 29, 2026 at 47 Old Colony Lane, Unit 242, Marshfield, MA, all and singular the premises described in said Mortgage, to wit:
The unit ("Unit") known as No. 242 in Ocean Colony Landing Condominium, a condominium ("Condominium") established by the Grantor in Marshfield, Massachusetts pursuant to Massachusetts General Laws, Chapter 183A by Master Deed dated January 14, 1992, recorded with Plymouth Registry of Deeds on January 14, 1992, in Book 10695, Page 28, Instrument No. 3956 ("Master Deed"), which Unit is shown on the floor plans ("Plans") recorded simultaneously with the Master Deed.

The Post office address of the Unit is: Unit 242, Ocean Colony Landing Condominium, 47 Old Colony Lane, Marshfield, Massachusetts
The Unit is conveyed together with:
An undivided interest of 1.57% in the common areas and facilities ("Common Elements") of the Condominium described in the Master Deed, attributable to the Unit and specified in Schedule A of the Master Deed.
The Unit is conveyed subject to the terms and provisions of the Unit Deed to the Mortgagor.
Being the same premises conveyed to the herein named mortgagor (s) by deed recorded with Plymouth County Registry of Deeds in Book 13926, Page 76.
The premises are to be sold subject to and with the benefit of all easements, restrictions, encroachments, building and zoning laws, liens, unpaid taxes, tax titles, water bills, municipal liens and assessments, rights of tenants and parties in possession, and attorney’s fees and costs.
TERMS OF SALE:
A deposit of FIVE THOUSAND DOLLARS AND 00 CENTS ($5,000.00) in the form of a certified check, bank treasurer’s check or money order will be required to be delivered at or before the time the bid is offered. The successful bidder will be required to execute a Foreclosure Sale Agreement immediately after the close of the bidding. The balance of the purchase price shall be paid within thirty (30) days from the sale date in the form of a certified check, bank treasurer’s check or other check satisfactory to Mortgagee’s attorney. The Mortgagee reserves the right to bid at the sale, to reject any and all bids, to continue the sale and to amend the terms of the sale by written or oral announcement made before or during the foreclosure sale. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The purchaser shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney. The description of the premises contained in said mortgage shall control in the event of an error in this publication. TIME WILL BE OF THE ESSENCE.
