NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE

By virtue and in execution of the Power of Sale contained in a certain mortgage given by Stephen D Webster and Johnna M Webster to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for HomeBridge Financial Services, Inc., and now held by U.S. Bank Trust National Association, not in its individual capacity but solely as Trustee for GS Mortgage-Backed Securities Trust 2020-INV1, said mortgage dated December 20, 2019 and recorded in the Plymouth County Registry of Deeds in Book 52131, Page 41, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Homebridge Financial Services, Inc. to GS Mortgage-Backed Securities Trust 2020-INV1 c/o U.S. Bank Trust National Association by assignment dated March 24, 2025 and recorded with said Registry of Deeds in Book 59792, Page 41; said mortgage was assigned from GS Mortgage-Backed Securities Trust 2020-INV1 to U.S. Bank Trust National Association, not in its individual capacity but solely as Trustee for GS Mortgage-Backed Securities Trust 2020-INV1 by assignment dated December 17, 2025 and recorded with said Registry of Deeds in Book 60661, Page 170; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on February 10, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
That certain parcel of land situated on the westerly side of Prince Rogers Way, Marshfield, Plymouth County, Massachusetts being shown as Lot 23B upon a plan entitled "OAK RIDGE MODIFIED DEFINITIVE SUBDIVISION PLAN, FOREST STREET, MARSHFIELD, MASSACHUSETTS" by Merrill Associates, Inc ., latest revision June 2, 1995 and duly recorded with Plymouth Registry of Deeds in Plan Book 38, Page 1041.
Said lot is bounded and described according to said plan, as follows:
EASTERLY: by Prince Rogers Way by two courses measuring 75.13 feet and 54.96 feet respectively;
SOUTHERLY: by Lot 24B, as shown upon the plan, 289.86 feet;
WESTERLY: by land now or formerly of Oak Ridge Realty Trust, 118.15 feet;
NORTHWESTERLY: by said Oak Ridge Land, 32.62 feet; and
NORTHERLY: by said Oak Ridge land, 345.49 feet.
Lot 23B contains 43,698 square feet approximately, according to said plan.
Meaning and intending to convey the same premises as described by deed dated November 12, 1996 and recorded November 14, 1996 with Plymouth County Registry of Deeds in Book 14781 at Page 145.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
