By virtue of the above stated writ, to me directed, issued out of the SUPERIOR COURT OF NEW JERSEY, CHANCERY DIVISION Docket No. F00631325 will be exposed to sale at public venue on TUESDAY the 3RD DAY OF FEBRUARY, A.D. 2026 between the hours of 12 o'clock and 5 o'clock (at 2 o'clock) Prevailing Time in the afternoon of said day at the Office of the Sheriff, Toms River, Township of Tom's River, County of Ocean, New Jersey.

THE APPROXIMATE UPSET SUM IS $146,709.18 CALCULATED THROUGH OCTOBER 28, 2025 PLUS ANY ADDITIONAL ADVANCE, INTEREST, SHERIFF'S COST AND COMMISSION TO THE DATE OF SALE.
The sale is subject to any unpaid taxes and assessments, tax, water and sewer liens and other municipal assessments. The amount due can be obtained from the local taxing authority. Pursuant to NJSA 46:8B-21 the sale may also be subject to the limited lien priority of any condominium/home-owner association liens which may exist.
"May be subject to an Ordinance by the Ocean County Board of Health: 87-01 Section 10. The Sheriff's Department will require notification of the certification of the wells where applicable."
Surplus Money: If after the sale and satisfaction of the mortgage debt, including costs and expenses, there remains any surplus money, the money will be deposited into the Superior Court Trust Fund and any person claiming the surplus, or any part thereof, may file a motion pursuant to Court Rules 4:64-3 and 4:57-2 stating the nature and extent of that person's claim and asking for an order directing payment of the surplus money. The Sheriff or other person conducting the sale will have information regarding the surplus, if any.
The amount of judgement to be satisfied by said sale is the sum of $136,001.86 more or less plus interest.
The Sheriff shall deduct his fees, costs and comissions of sale from the total amount bid at the sale.
A 20% deposit (cash or certified funds) is required from the Successful Bidder at the time of sale.
Seized as the property of TODD VARGA, ET ALS, defendant and taken in execution at the suit of WELLS FARGO BANK, N.A., plaintiff by assignee Eliezer Neger (R. 1:4-10), to be sold by
