PLEASE TAKE NOTICE that on February 2, 2026 at 6:00 p.m. the Planning Board of the Borough of Seaside Heights will hold a hearing on the application of 235 Lincoln Holdings, LLC. The hearing will be held at the Municipal Court Building, 116 Sherman Ave, 2nd Floor, Seaside Heights, New Jersey. The premises which are the subject of this application are located on 235 Lincoln Avenue, Seaside Heights, New Jersey. Said premises are also known as Block 18, Lot 29 in the Borough of Seaside Heights which is located in the Low-Density Residential (LDR) zone.
The applicant is seeking Minor Subdivision approval to subdivide the existing lot creating three residential dwelling lots. The following relief is being sought:
1) Side Setback where 3 ft is required and 0.1 ft is provided on proposed lot 29.01 for an existing non-conformity.
The applicant also intends to request at the hearing such variances and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
The application for development and all supporting maps, site plans and documents are on file in the office of the Department of Planning and is available for public inspection during normal business hours at the in the office of Planning Board Secretary, 100 Grant Avenue, Seaside Heights, New Jersey. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney, and be given an opportunity to be heard with respect to the aforesaid application.
