Under and by virtue of the Power of Sale contained in a Security Deed given by Courtney Schoultz to Mortgage Electronic Registration Systems, Inc., (“MERS) as grantee, as nominee for CrossCountry Mortgage, LLC dated April 27, 2021 and recorded on April 30, 2021 in Deed Book 1778, Page 260, Augusta-Richmond County, Georgia Records, and later assigned to CrossCountry Mortgage, LLC by Assignment of Security Deed recorded on August 19, 2025 in Deed Book 1979, Page 2232, Augusta-Richmond County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Two Hundred Ninety-Nine Thousand Four Hundred Fifty And 00/100 Dollars ($299,450.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Augusta-Richmond County, Georgia, within the legal hours of sale on February 3, 2026 the following described property:
All that tract or parcel of land lying and being in 119th GMD, Richmond County, Georgia, being Lot 147, Sims Landing Subdivision, Phase II, as per plat recorded in Plat Book 14, Pages 146-156, Richmond County, Georgia Records, which plat is incorporated herein and made a part hereof by this reference and made a part of this description.

Derivation: Being the same property conveyed to D.R. Horton, Inc. by Deed of D.R. Horton-Crown LLC dated November 30, 2016 and recorded December 6, 2016 in Book 1558 at Page 751 in the Clerk of Superior Court for Richmond County, GA. Thereafter, being the same property conveyed to Courtney Schoultz by Deed of D.R. Horton, Inc., a Delaware Corporation dated April 27, 2021 and to be recorded simultaneously herewith in the land records of Richmond, GA.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).

The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
