NOTICE
The Zoning Hearing Board of Warrington Township, Bucks County, PA, will hold a public hearing on Monday, January 26, 2026, at 7:00 PM at the Warrington Township Building, 852 Easton Road, Warrington, PA, to consider the application of WBG Properties LP and JB Select Properties LLC, regarding Tax Parcel Nos. 50-035-002 and 50-035-003 which are located at the corner of Street Road, Neshaminy Avenue, and Philadelphia Avenue, in the R-2 Medium-Density Residential Zoning District of Warrington Township. Applicant seeks to develop the subject property to support a Use B3 semidetached two-family dwelling (twin). To facilitate the lot consolidation and dwelling construction, Applicant requests the following variances: (1) from §370-411.E(1)(a), to permit a B3 Twin dwelling with a lot area of 18,751, where a minimum lot area of 30,000 sf is required for the B3 dwelling type; (2) from §370-411.E(1)(c), to permit an impervious surface ratio of 26.5%, where 15% is permitted in the R2 District; (3) from §370-411.E(1)(e), to permit a rear yard setback of 28.2 feet, where 35 feet is required in the R2 District; and (4) from §370-411.E(1)(e), to permit a front yard setback of 18 feet, where 35 feet is required in the R2 District.
