NOTICE IS HEREBY GIVEN, that the Zoning Board of Appeals of the Town of Lewisboro will host a Public Hearing on Wednesday, January 28, 2026, at 7:30 p.m., 79 Bouton Road, South Salem, New York, Justice Court.

Application of Darren P. Mercer, Architect, PLLC, [Monroe Miller LLC c/o Fergusen Cohen, owner of record], 122 East Ridge Rd, Waccabuc, NY for the following variance of the proposed two story accessory building / Pool Cabana 1,017 sq ft whereas 600 sq ft is the maximum permitted per Article IV Section 220- 23D (10) of the Town of Lewisboro Zoning Code therefore requiring a 417 sq ft variance.
The property is located on the east side of (122) East Ridge Rd, Waccabuc, NY designated on the Tax Map as Sheet 25, Block 10812, Lot 16 & 18, in a R-2AC, Residential Two-Acre District consisting of approximately 4.10 acres.
