PLEASE TAKE NOTICE that on January 28, 2026 at 7:00 p.m. the Unified Planning Board of the Borough of Freehold will hold a public hearing on the application of Minerva Group, LLC. The hearing will take place at the Council Chambers, Borough Hall, 30 Mechanic Street, Freehold, New Jersey. The premises which are the subject of this application are located at 191 Throckmorton Street, Freehold, New Jersey. Said premises are known as Block 9, Lot 13.01.
The application is seeking a Change of Use with Waiver of Site Plan to convert an existing building from a retail use to a Cannabis warehouse and manufacturing and distribution use. The applicant seeks a waiver of site plan approval. Variances for existing conditions are required for minimum lot area, minimum lot width, minimum front yard setback, minimum side yard setback, minimum rear yard setback and maximum lot coverage.
The applicant also intends to request at the hearing such density, use and bulk variances and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
The application for development and all supporting maps, site plans and documents are on file in the office of the Department of Planning and Zoning and are available for public inspection at the Borough of Freehold, 30 Mechanic Street. Freehold, New Jersey during normal business hours. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney. And be given an opportunity to be heard with respect to the aforesaid application.
