NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Jerry Henderson, Jr. to Mortgage Electronic Registration Systems, Inc., as nominee for Mortgage Research Center, LLC dba Veterans United Home Loans, dated June 28, 2024 and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 11549, Page 327, of which mortgage the undersigned is the present holder, by assignment from:
Mortgage Electronic Registration Systems, Inc., as mortgagee, nominee for Mortgage Research Center, LLC dba Veterans United Home Loans, its successors and assigns to Planet Home Lending, LLC, recorded on September 2, 2025, in Book No. 11868, at Page 52
for breach of the conditions of said mortgage and for the purpose of foreclosing, the same will be sold at Public Auction at 9:00 AM on February 12, 2026, on the mortgaged premises located at 220 Pleasant Street, Somerset, Bristol County, Massachusetts, all and singular the premises described in said mortgage,
TO WIT:
The land in Somerset, located on the southeasterly side of Pleasant Street, with the buildings and improvements thereon, bounded and described as follows:
Beginning at the Southwesterly corner of the lot to be described and at the Northwesterly corner of lot #1 as shown on a plan of "Glad-Mar, Inc., Plan of Land Somerset, Massachusetts, Allinson Consultants, Fall River, Massachusetts, Scale 1" - 40' March 29, 1965" duly recorded in Fall River Registry of Deeds at a point in the Southeasterly line of Pleasant Street; thence running Southeasterly by said Lot #1 as shown on said plan one hundred two (102) feet to land of Robert Bienvenue and Irene Bienvenue for a corner; thence running Northeasterly by last named land one hundred one (101) feet to Lot #3 as shown on the above mentioned plan for a corner, thence running Northwesterly in a line parallel with the first described line one hundred two (102) feet to Pleasant Street for a corner; thence running Southwesterly in the Southeasterly line of Pleasant Street one hundred one (101) feet to the point of beginning.
Containing ten thousand fifty-one (10,051) square feet of land, more or less.
Being Lot #2 on the aforementioned plan described above and duly recorded in Fall River Registry of Deeds.
Said premises are conveyed subject to a twenty foot drainage casement as shown on aforementioned plan.
For mortgagor's(s') title see deed recorded with Bristol County (Fall River District) Registry of Deeds in Book 11549, Page 323.
These premises will be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
TERMS OF SALE:
A deposit of Ten Thousand ($10,000.00) Dollars by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by certified or bank check at Harmon Law Offices, P.C., 150 California St., Newton, Massachusetts 02458, or by mail to P.O. Box 610389, Newton Highlands, Massachusetts 02461-0389, within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. The description of the premises contained in said mortgage shall control in the event of an error in this publication.
