NOTICE OF FORECLOSURE SALE

COOPERATIVE APARTMENT SECURITY
BY VIRTUE OF A DEFAULT, in a Proprietary Lease by and between 21 N. Chatsworth Owners Corp., (hereinafter referred to as “Lessor”), and Carol M. Guadagnolo (hereinafter referred to as “Lessee”), in accordance with its rights as Lessor pursuant to the Proprietary Lease and By-Laws of 21 N. Chatsworth Owners Corp., the Lessor, Matthew Manion, Licensed Auctioneer, DCA # 1434494, will conduct a public foreclosure sale of the security consisting of 300 shares of capital stock of 21 N. Chatsworth Owners Corp., all rights, title, and interest in and to a Proprietary Lease to Apartment 7M in the building known as and located at 21 North Chatsworth Avenue, Larchmont, New York 10538.
The sale will be held on Wednesday, January 28, 2026 at 11:45 a.m. on the front entrance facing Dr. Martin Luther King Jr. Boulevard of the Westchester County Supreme and County Court House located at 111 Dr. Martin Luther King Jr. Boulevard, White Plains, New York 10601.
The Apartment is sold “AS IS”, and the sale is subject to the Terms of Sale, terms of the Proprietary Lease, the by-laws, offering plan and any amendments thereto and to any other rules and regulations of 21 N. Chatsworth Owners Corp. A ten (10%) percent deposit by bank or certified check payable to Geist Schwarz & Jellinek, PLLC, as attorneys is required at the auction; balance due upon closing within thirty (30) days of the date of the public foreclosure sale. Cash will not be accepted. The approximate amount of the lien claimed for non-payment of maintenance charges, legal fees and costs is $23,077.72.
