Unit No. 27, at Harrington Court, Inc. Condominium, a Condominium together with an undivided 6.16 percent interest in the common elements appurtenant thereto as amended from time to time, in accordance with and subject to the terms, limitation, conditions, covenants, restrictions and other provision of the Master Deed at Harrington Court, Inc. Condominium, a Condominium, Master Deed dated July 14, 2004 and recorded on November 28, 2005, in the Office of the Register of Bergen County in Deed Book 08960, Page 001, et seq as amended from time to time.
The approximate upset sum is $1,474,332.01 calculated through December 22, 2025 plus any additional advance, interest, Sheriff's cost and commission to the date of sale.
The sale is subject to unpaid taxes and assessments, tax, water and sewer liens and any other municipal assessments. The amount due can be obtained from the local taxing authority. Pursuant to NJSA 46:8B-21 the sale may also be subject to the limited lien priority of any condominium/homeowner association liens which may exist. The sale may be further subject to Restrictions, reversions, reservations, and easements of record. The occupancy status of the subject property is unknown.
Surplus Money: If after the sale and satisfaction of the mortgage debt, including costs and expenses, there remains any surplus money, the money will be deposited into the Superior Court Trust Fund and any person claiming the surplus, or any part thereof, may file a motion pursuant to the Court Rules 4:64-3 and 4:57-2 stating the nature and extent of that person's claim and asking for an order directing payment of the surplus money. The Sheriff or other person conducting the sale will have information regarding the surplus, if any.
Together with all and singular the rights, liberties, privileges, hereditaments and appurtenances thereunto belonging or in anywise appertaining and the reversion and remainders, rents, issues and profits thereof, and also all the estate, right, title, interest, use, property, claim and demand of the said defendants of, in, to and out of the same, be sold to pay and satisfy in the first place unto the said plaintiff the sum of $973,156.49, plus interest thereon;
20% of the purchase price in the form of certified Check or Cash is required at time of sale. The property shall be sold subject to all liens and encumbrances of record and the Sheriff makes no representations expressed or implied, as to the existence, amount, or validity of any liens and encumbrances on the property which is the subject matter of this sale. This notice is further subject to Conditions of Sale as set forth by the Sheriff of Bergen County and is subject to the terms and conditions of the Foreclosure Fairness Act.
