120 THEODORE CONRAD DRIVE, JERSEY CITY, NEW JERSEY,
ALSO IDENTIFIED AS BLOCK 21507, LOT 3
PLEASE TAKE NOTICE that an application has been filed by Titan Filosa, LLC (the “Applicant), for Preliminary and Final Major Site Plan approval with a deviation (2 principal structures on a single lot) for the property located at 120 Theodore Conrad Drive which is also known as Block 21507, Lot 3 on the Official Tax Map of the City of Jersey City (the “Property”). The Property is located within the is located within the Industrial District of the Liberty Harbor Redevelopment Plan (the “Redevelopment Plan”) Area and is governed by the zoning restrictions and regulations within the Redevelopment Plan as well as by the Jersey City Land Development Ordinance (“JC LDO”).
The Property is an pre-existing undersized, rectangular lot of approximately 3.2 acres (5 acres required under the Redevelopment Plan). The Property is currently improved with a single story industrial/office building operating a trucking and shipping business at the corner of Theodore Conrad Drive and Edward Hart Drive. The rear of the Property is currently vacant and utilized for storage/parking. Applicant proposes to construct a new 15,037 sq. ft. accessory warehouse with office space serving an existing trucking facility with twelve (12) additional exterior parking spaces (the “Project”).
Applicant requests the following deviation/variance relief:
1. A variance from the Green Area Ratio Requirements of the JC LDO;
2. A deviation from the Redevelopment Plans streetscape requirements;
3. Any additional approvals, permits, variances, interpretations, waivers or exceptions which may be reflected in the plans and materials filed (as same may be amended or revised from time to time without further notice) or determined to be necessary during the review and processing of this application by the Division of City Planning or the Planning Board.
Any person or persons affected by this application may have an opportunity to be heard at the hearing of January 27, 2026 at 5:30 P.M. in the Council Chambers located at 4 Jackson Square (aka 39 Kearney Avenue), Jersey City, NJ 07305, or at any date and time to which the Board may adjourn, at which time you may appear either in person, by agent or attorney and present comments which you may have regarding this application.
PLEASE TAKE NOTICE that all documents relating to this application may be inspected by the public in the City Planning Division, City Hall Annex, 1 Jackson Square, Jersey City, New Jersey 07305 during normal business hours.
