In accordance with the Judgment and Decree of Foreclosure by Judicial Sale filed on October 21, 2024, in the above captioned action brought to foreclose that certain mortgage given by Robert E Genest III and Lea A Genest to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Countrywide Home Loans, Inc., dated December 22, 2005, and recorded in Book 548, at Page 304, of the Town of Colchester Land Records, of which mortgage the undersigned is the present holder by virtue of the following Assignments of Mortgage: (1) Assignment of Mortgage from Countrywide Home Loans, Inc. to BAC Home Loans Servicing, LP fka Countrywide Home Loans Servicing, LP recorded in Book 663, at Page 415 (2) Corrective Assignment of Mortgage from Mortgage Electronic Registration Systems, Inc. solely as nominee for Countrywide Home Loans, Inc. to Bank of America, N.A., successor by merger to BAC Home Loans Servicing, LP fka Countrywide Home Loans Servicing, LP recorded in Book 721, at Page 247 with referenced and attached Assignment of Mortgage from Countrywide Home Loans, Inc. to BAC Home Loans Servicing, LP fka Countrywide Home Loans Servicing, LP recorded in Book 663, at Page 415 and re-recorded in Book 721, at Page 248 (3) Assignment of Mortgage from Bank of America, N.A., successor by merger to BAC Home Loans Servicing, LP fka Countrywide Home Loans Servicing LP to Nationstar Mortgage, LLC recorded in Book 759, at Page 549 (4) Assignment of Mortgage from Nationstar Mortgage LLC to U.S. Bank Trust, N.A., as Trustee for LSF9 Master Participation Trust recorded in Book 810, at Page 282, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on February 11, 2026 at 04:00 PM at 138 Pine Ln, Colchester, VT 05446 all and singular the premises described in said mortgage,
To Wit:
Being Lot No. 6 as shown on a “Proposed Plan of Lots of Doenges Property” recorded in Volume 15, Page 126 of Miscellaneous Land Records of Colchester, Vermont.
Being the same premises conveyed to the herein named mortgagor(s) by deed recorded with Colchester Town Office – Land Records in Book 266, Page 223.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
The public sale may be adjourned one or more times for a total time not exceeding 30 days, without further court order, and without publication or service of a new notice of sale, by announcement of the new sale date to those present at each adjournment or by posting notice of the adjournment in a conspicuous place at the location of the sale.
Terms of Sale: $10,000.00 to be paid in cash or by certified check by the purchaser at the time of sale, with the balance due at closing. The sale is subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens, if any, which take precedence over the said mortgage above described.
The Mortgagor is entitled to redeem the premises at any time prior to the sale by paying the full amount due under the mortgage, including the costs and expenses of the sale.
