By virtue and in execution of the Power of Sale contained in a certain mortgage given by Jeremy D. A certain parcel of land, with the buildings and improvements thereon, located on the southerly side of Victoria Lane, formerly known as State Forest Road, in Templeton, Worcester County, Massachusetts, shown as Revised Lot "2" on a plan entitled "Plan of Revised Lots 2 & 3 Prepared For Benjamin Builders, Inc. in Templeton, MA, Scale: 1 inch = 40 feet, October 29, 2012, Edmond J. Boucher, PLS" recorded with Worcester District Registry of Deeds in Plan Book 897, Page 85, and being bounded and described according to said plan as follows:

North 17° 10' 50" West by said Revised Lot "3" 140.26 feet to a point; thence
North 18° 41' 25" East by Victoria Lane as shown on said plan 105.00 feet to a concrete bound; thence
Northeasterly by Victoria Lane along a curve having a radius of 275.00 feet for a distance of 45.06 feet to the point of BEGINNING.
Revised Lot "2" contains 48,716 square feet of land according to said plan.
Said lot is conveyed together with the right to use the streets shown on the above referenced plan and a plan recorded with Worcester District Registry of Deeds in Plan Book 796, Plan 86 for all purposes for which streets and ways are commonly used in the Town of Templeton in common with all others entitled to the use thereof.
Said lot is conveyed together with and subject to a Declaration of Covenants and Restrictions dated November 4, 2005 recorded with Worcester District Registry of Deeds in Book 37746, Page 360, and the Cook Pond Estate Trust dated November 4, 2005 recorded with Worcester District Registry of Deeds in Book 37746, Page 342.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
