By virtue and in execution of the Power of Sale contained in a certain mortgage given by Gertrude Rivers to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for United Wholesale Mortgage, LLC, and now held by TH MSR Holdings LLC, said mortgage dated June 30, 2022 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 67856, Page 252, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for United Wholesale Mortgage, LLC to TH MSR Holdings, LLC by assignment dated October 28, 2025 and recorded with said Registry of Deeds in Book 72759, Page 257; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on February 12, 2026 at 04:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
A certain parcel of land situated on the Westerly side of Lovewell Street in Gardner, Worcester County, Massachusetts, bounded and described as follows:
BEGINNING: at the southeasterly corner thereof in the westerly line of Lovewell Street at land now or formerly of Clifford L. Bushey, et ux; thence
SOUTH 88 1/2 degrees West, by said Bushey land, 94.38 feet; thence
NORTH 3 degrees West, by land now or formerly of one Bergstrom and land of one Murdock, 82.5 feet; thence
NORTH 86 degrees East, by land now or formerly of Anna M. Dalpe, 93.72 feet to the westerly line of Lovewell Street; thence
SOUTH 3 degrees 30' East, by said line of the street, 86.46 feet to the place of beginning.

The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
