MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Virgil F. Pichierri and Mary Helen Pichierri to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Fieldstone Mortgage Company, its successors and assigns, dated March 28, 2006 and recorded in Worcester County (Southern District) Registry of Deeds in Book 38652, Page 122 (the “Mortgage”) of which mortgage Federal Home Loan Mortgage Corporation, as Trustee for the benefit of the Freddie Mac Seasoned Credit Risk Transfer Trust, Series 2020-2 is the present holder by Assignment from Mortgage Electronic Registration Systems, Inc., as nominee for Fieldstone Mortgage Company, its successors and assigns to Nationstar Mortgage LLC dated November 12, 2013 and recorded at said Registry of Deeds in Book 51770, Page 188, and Assignment from Nationstar Mortgage LLC to Select Portfolio Servicing, Inc. dated December 4, 2018 and recorded at said Registry of Deeds in Book 59775, Page 345, and Assignment from Select Portfolio Servicing, Inc. to Federal Home Loan Mortgage Corporation, as Trustee for the benefit of the Freddie Mac Seasoned Credit Risk Transfer Trust, Series 2020-2 dated May 28, 2025 and recorded at said Registry of Deeds in Book 72068, Page 254, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 50 Brigham Hill Road, Grafton, MA 01519 will be sold at a Public Auction at 12:00 PM on February 5, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
The land in Grafton as shown on a plan entitled "Plan of Land in the Town of Grafton, Massachusetts, property of William O. & Margarethe Schulte, Scale 1" = 20' September 1975, Survey by Blackstone Valley Survey & Engineering, Inc., 302 Upton Road, Grafton, Mass.," recorded in Plan Book 423, Plan 105, bounded and described as follows:
BEGINNING at a point on the northerly side of Brigham Hill Road 585 feet northwesterly from side line of Goddard Street;
THENCE N. 20° 27' 55" E. one hundred forty-eight and seventy-two hundredths (148.72) feet by land now or formerly of Therrien to a corner of a stone wall;
THENCE N. 20° 27' 55' E. six and seventy hundredths (6.70) feet to a point at other land of grantor;
THENCE N. 68° 10' 08" W. one hundred nine and seventy-eight hundredths (109.78) feet to a point;
THENCE S. 21° 47' 19" W. sixty-seven and eighteen hundredths (67.18) feet to a point;
THENCE S. 22° 31' 08" W. eighty-two and thirty-four hundredths (82.34) feet to a point on the northerly side of Brigham Hill Road.
The last four courses being by land of the grantor;
THENCE S. 66° 28' 32" E. one hundred forty-nine and ninety-four hundredths (149.94) feet by the northerly side of Brigham Hill Road to the point of beginning. Said lot as shown on the plan above referred to contains 20,182 square feet more or less.
For mortgagor’s title see deed recorded with the Worcester County (Southern District) Registry of Deeds in Book 5926, Page 47.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee. The description for the premises contained in said mortgage shall control in the event of a typographical error in this publication.
