By virtue and in execution of the Power of Sale contained in a certain mortgage given by Randy Boston to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Embrace Home Loans, Inc., and now held by Freedom Mortgage Corporation, said mortgage dated November 5, 2018 and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 9641, Page 209, as affected by a Loan Modification dated October 24, 2022 and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 11163, Page 156; as affected by a Loan Modification dated July 21, 2023 and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 11349, Page 1; as affected by a Loan Modification dated February 18, 2025 and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 11772, Page 294; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Embrace Home Loans, Inc. to Freedom Mortgage Corporation by assignment dated December 14, 2021 and recorded with said Registry of Deeds in Book 10851, Page 207; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on February 13, 2026 at 11:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land in said Fall River situated on the Southerly side of Peckham Street, with all buildings and improvements thereon, bounded and described as follows:
Beginning at a point in the Southerly line of Peckham Street one hundred ninety-eight and 3/10 (198.3) feet Westerly from the Westerly line of Plymouth Avenue;
thence running Southerly by land now or formerly of Robert Slater et ux one hundred forty (140) feet for a corner;
thence running Westerly in a line parallel with said Peckham Street fifty (50) feet for a corner;
thence running Northerly in a line parallel with the first described line one hundred forty (140) feet to said Peckham Street;
thence running Easterly by said Peckham Street fifty (50) feet to the point of beginning.
Being the same property conveyed by deed recorded 11/5/2018 in book 9641 page 207 in the Bristol (Fall River) County registry of Deeds
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
