By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Beatrice L. Albertini and Richard A. Albertini to MetLife Home Loans, a Division of MetLife Bank, N.A., dated October 31, 2008 and recorded in Bristol County (Northern District) Registry of Deeds in Book 17747, Page 291 (the “Mortgage”) of which mortgage PHH Mortgage Corporation is the present holder by Assignment from MetLife Home Loans, a Division of MetLife Bank, N.A. to Nationstar Mortgage, LLC dated September 4, 2012 and recorded at said Registry of Deeds in Book 20486, Page 161, and Corrective Assignment from MetLife Home Loans LLC, as successor by merger to MetLife Bank, N.A., as successor by merger to Everbank reverse Mortgage, LLC formerly known as BNY Mortgage Company, LLC sometime doing business as MetLife Home Loans, a Division of MetLife Bank, N.A. to Nationstar Mortgage LLC d/b/a Champion Mortgage Company dated September 29, 2021 and recorded at said Registry of Deeds in Book 27412, Page 306, and Assignment from Nationstar Mortgage LLC D/B/A Champion Mortgage Company to Mortgage Assets Management, LLC dated February 21, 2022 and recorded at said Registry of Deeds in Book 27728, Page 66, and Assignment from Mortgage Assets Management, LLC to Federal National Mortgage Association dated March 26, 2024 and recorded at said Registry of Deeds in Book 28797, Page 299, and Assignment from Federal National Mortgage Association to PHH Mortgage Corporation dated October 29, 2004 and recorded at said Registry of Deeds in Book 29103, Page 44, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 1 Liberty Street, East Taunton, MA 02718 will be sold at a Public Auction at 11:00 AM on February 6, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
The land in said (east) Taunton, with buildings and improvements thereon bounded and described as follows:
Beginning at a stake in the Westerly line of Liberty Street at a corner of other land of the Grantor;
Thence North 85° 16', West 134.56 to land now or formerly of Mary R. Sylvia;
Thence in line of said Sylvia land South 1° 00' 30" West 119.23 feet to a pipe at a corner of land now or formerly of Angelina Sylvia;
Thence in line of said Angelina Sylvia land South 88° 52' East 131.35 feet to a pipe in the westerly line of Liberty Street;
Thence in the Westerly line of Liberty Street North 2° 31' East 110.82 feet to the point of beginning.

The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee.
