Default having been made in the terms of a certain Deed of Trust dated 4/30/2012, in the original principal amount of $184,693.00 and recorded in the Clerk's Office of the Circuit Court of the Accomack County, Virginia on 5/1/2012, as Instrument No. 201201554, the undersigned Substitute Trustees will sell at public auction on 4/10/2026 at 3:00 PM, At the Main Entrance of the Accomack County Circuit Court located at 23316 Court House Ave., Accomack, VA 23301, the property designated as 21115 ADAMS ROAD, GREENBUSH, VA 23357.
All that lot of land situate near Greenbush, Accomack County, Virginia designated as Lot A, as shown on a certain plat captioned, "Subdivision of Greenbush Estates Shown hereon as Parcels A thru F Near Greenbush Lee District Accomack County, Virginia", dated May 29, 2002, revised July 19, 2004 to show location of proposed sewage disposal systems and wells, made for William W. Prettyman, made by James B. Latimer, II & Associates, L.L.C., which plat is attached to a certain deed dated August 4, 2004 from William W. Prettyman to Antoinette Ellam-Trepanier and Wilfred T. Gerlach, Jr., of record in the Clerk's Office of the Circuit Court of Accomack County as Instrument Number 200405350, and to which reference is hereby expressly made for a more particular description of the lot herein conveyed.

Being the same property described in a Deed of even date unto the borrower/ grantors herein and recorded prior hereto or intended to be recorded prior hereto among the aforesaid Land Records.
TERMS: CASH. A deposit of $18,469.30 or 10% of the sale price, whichever is lower, will be required of the successful bidder at time of sale. Prior to the sale, interested bidders will be required to register with and must present a bid deposit which may be held during the sale by the trustee. The bid deposit must be certified funds and/or cash, but no more than $9,900.00 of cash will be accepted. The successful bidder's deposit will be retained at the sale and applied to the sale price. If held by the trustee, all other bid deposits will be returned to the unsuccessful bidders. Settlement is to be made within 15 days. The successful bidder will be responsible for obtaining possession of the property, and for all costs and fees related to recording the Trustee's Deed, including the grantors tax. The successful bidder will be required to execute a Memorandum of Trustee's Sale, available for review upon request before the sale, outlining additional terms of sale and settlement.
