Default having been made in the payment of the indebtedness secured by that certain Mortgage dated March 30, 2018, executed by Living Christ Community Church (“Mortgagor”) to Regions Bank, and recorded on April 6, 2018, as Instrument Number 32014285566, in Real Property Book 05086, Page 209, which Mortgage was assigned to Edgefield Holdings, LLC, via assignment recorded on January 8, 2026, as Instrument Number 32014796865 in Real Property Book 06406, Page 278, and which Mortgage was further assigned to Edgefield Commercial Properties, LLC (“Mortgagee”), via instrument recorded on January 9, 2026, as Instrument Number 32014796892, in Real Property Book 06406, Page 424, Mortgagee, under and by virtue of the power of sale contained in said Mortgage will sell, at public outcry to the highest bidder for cash, in front of the main entrance to the county courthouse in the City of Montgomery, Montgomery County, Alabama on February 12, 2026 during the legal hours of sale, the following described real estate situated in Montgomery County, Alabama:
Lots 19, 20, 21, according to the Plat showing McElvaine and Pace Resubdivision of part of Lots 4, 5, 6, Westview Gardens, as same appears of record in the Office of Probate of Montgomery County, Alabama, in Plat Book 9, Page 13.
All recording references herein are to the Office of the Judge of Probate of Montgomery County, Alabama. This sale is made for the purpose of paying the indebtedness secured by said mortgage, as well as the expenses of foreclosure.
The holder of the Mortgage makes no representation or warranty as to the physical condition of the real estate and/or any improvements thereon. The above-described property will be sold: (i) on an “as is” basis, subject to any unpaid taxes, all reservations and restrictions contained in prior deeds and all other matters of record, including restrictive covenants and easements for road rights of way, utilities or rights of ingress and egress; (ii) without representation, warranty or recourse, express or implied, as to title, condition, use and/or enjoyment of the property; and (iii) subject to the statutory right of redemption.
