By virtue and in execution of the Power of Sale contained in a certain mortgage given by Amanda Marsh to Mortgage Electronic Registration Systems, Inc., as Mortga-gee, as nominee for Nations Lending Corporation, and now held by Nations Lending Corporation, said mortgage dated March 3, 2021 and recorded in the Worcester County (Worcester Dis-trict) Registry of Deeds in Book 64603, Page 56, as affected by Scrivener’s Affidavit dated March 15, 2023 and recorded in said Regis-try in Book 68917, Page 327, as affected by a Loan Modification dated January 25, 2022 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 67260, Page 369; as affected by a Loan Modification dated April 10, 2023 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 69145, Page 184; as affected by a Loan Modification dated December 26, 2023 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 70243, Page 357; as affected by a Loan Modification dated Oc-tober 11, 2024 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 71315, Page 298; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortga-gee, as nominee for Nations Lending Corporation to Na-tions Lending Corporation by assignment dated De-cember 14, 2021 and re-corded with said Registry of Deeds in Book 66745, Page 163; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on February 16, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land with the buildings thereon situated in said Leicester (Rochdale).
BEGINNING at the northeasterly corner of the lot herein described in the wes-terly line of Carleton Road, said point of beginning being 1325.39 feet southeasterly from the intersection of the southerly line of Stafford Street with the westerly line of Carleton Road measured along the westerly line of Carlton Road.
THENCE S. 8° 54' W. along the westerly line of Carleton Road 100 feet to a point;
THENCE N. 81° 6' W. along land now or formerly of Francis D. Mainville, 393 feet, more or less, to a point and at land now or formerly of one Loring;
THENCE northeasterly along land of said Loring about 64 feet to a point at land now or formerly of one place;
THENCE N. 70° 30' E. along land of said place about 76 feet to a point;
THENCE S. 81º 6' E. along other land of Francis D. Mainville, 333.16 feet to the point of
BEGINNING.

FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
