Patrick Joseph applied to the Zoning Board seeking the following relief from the requirements of the Worcester Zoning Ordinance (ZB-2025-067):
Amendment to Decision ZB-1996-023:
Variance: For relief from the minimum parking requirement for a food service use (includes the consumption/sale of alcoholic beverages, Business Use #8) (Article IV, Section 7, Table 4.4,)
Special Permit: To allow a food service (includes consumption/sale of alcoholic beverages) and/or providing dancing or entertainment use in a BL-1.0 zone (Article IV, Section 2, Table 4.1, Business Use #8)
Presently on the premises is a food service establishment that excludes the consumption/sale of alcohol (Business Use #7). The property is located in the BL-1.0 (Business, Limited) zoning district and the Commercial Corridors Overlay District - Elsewhere (CCOD-E). The applicant seeks to amend the original approval (ZB-1996-023) to allow for the sale and consumption of alcoholic beverages and to reduce the number of off-site leased spaces(Business Use #8).
A public hearing on the application will be held on Monday, February 2, 2026, at 5:30 PM in the Levi Lincoln Chamber, 3rd floor of the City Hall, 455 Main Street, Worcester, MA.
