Madison; et al, I, the undersigned Special Referee for Hampton County, will sell on April 6, 2026 at 1:00 PM, Hampton County Courthouse, 1 Elm Street, Hampton, SC 29924, to the highest bidder: All that certain piece, parcel, or lot of land, with improvements thereon, situate, lying and being on Joey Street in Kinard's Subdivision, in the Town of Hampton, County of Hampton, State of South Carolina, being shown and designated as Lot #1 containing 0.733 acre on a Plat prepared for Zachary H. Mixson by Wyman L. Maner, P.L.S., showing date surveyed of October 10, 2019 and recorded in Plat Cabinet A at Slide 191 Page 4 in the Office of the Clerk of Court for Hampton County, South Carolina. This being the same property conveyed to Fredrick M. Madison by deed from Zachary H. Mixson dated January 6, 2021 and recorded January 7, 2021 in the Office of the Register of Deeds for Hampton County, South Carolina, in Book 486 at Page 260. Property Address: 109 Joey Street, Hampton, SC 29924 Parcel No. 119-04-02-003 Pursuant to South Carolina Supreme Court Administrative Order 2022-02-17-02, protective masks are no longer required in county courthouses; however, any person who is at risk or concerned about the dangers of COVID-19 may continue to wear a mask inside any courthouse, subject to a request from judges, courthouse staff, or law enforcement to briefly remove that mask during the presentation of a case or when necessary for security or identification purposes. TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Special Referee, at conclusion of the bidding, five percent (5%) of the amount bid, in certified check, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff's debt in the case of non-compliance.
