Thomas H. Dickenson, Substitute Trustee under a Deed of Trust dated August 20, 2015, executed by David Church and Le’Shea Church and recorded in Book 2425, Page 2563, in the Register's Office for Blount County, Tennessee, will sell for cash, at a foreclosure sale requested by Thread Bank, successor by name change to Civic Bank, the property described below. The sale will occur at the front door of the Blount County Courthouse, facing Court Street, Maryville, Tennessee, on February 24, 2026, at 11:30 a.m., prevailing time.
Property Description: All of Lot 23R2 of Myers 411 Subdivision, as shown by map of same of record in Map File 1608A in the Register’s Office for Blount County, Tennessee. The Internal Revenue Service filed a Notice of Federal Tax Lien, which is recorded in Book 2566, Page 1937, and has been provided timely notice of this sale in accordance with 26 U.S.C. § 7425(b). The sale of the property described herein will be subject to the right of the United States to redeem the land as provided in 26 U.S.C. § 7425(d)(i).
The above-described property will be sold AS IS, WHERE IS, and subject to unpaid taxes, prior deeds of trust, all easements and restrictions, the rights of tenants in possession of said premises, if any, prior claims, or other matters of record with priority over the deed of trust described herein. The proceeds of the sale will be applied as required by the deed of trust and applicable law.
