By virtue and in execution of the Power of Sale contained in a certain mortgage given by Adelaide Ayeaku Sackey to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for HomeBridge Financial Services Inc., and now held by Freedom Mortgage Corporation, said mortgage dated April 21, 2021 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 65029, Page 83, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for HomeBridge Financial Services, Inc. to Freedom Mortgage Corporation by assignment dated August 16, 2025 and recorded with said Registry of Deeds in Book 72408, Page 259; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on March 2, 2026 at 12:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:

The land in said Worcester, with the buildings thereon, situated on the easterly side of Winchester Avenue and being #12 as shown on a Plan of Winchester Gardens, dated June 15, 1953, made by Francis B. Thompson, C.E. recorded with Worcester District Deeds Plan Book 202, Plan 76;
BEGINNING at the southwesterly corner of the premises to be conveyed at a point distant 579.04 feet northerly of the intersection of said line of Winchester Avenue with the northerly line of Main Street;
Thence S. 87º 52' 30" E. by Lot #13 one hundred (100) feel to land now or formerly of one Raymond J. Marold
Thence N. 2º 07' 30" E. by said las name land sixty-one (61) feet to Lot #11 as shown on said Plan;
Thence N. 87º 52' 30" W. by said Lot #11 one hundred (100) feet to said Winchester Avenue;

Being the same premises conveyed to Adelaide Ayeaku Sackey, individually, by deed from Evans Ofosu, said deed being dated 7/31/2020 and recorded 8/10/2020, in Book 62991, Page 267, with the Worcester County Registry of Deeds, Massachusetts.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
