MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by James E. Harrington and Eileen B. Harrington to Beneficial Massachusetts Inc., dated February 11, 2006 and recorded in Middlesex County (Southern District) Registry of Deeds in Book 46965, Page 434 (the “Mortgage”) of which mortgage Wilmington Savings Fund Society, FSB, not in its individual capacity but solely as Owner Trustee of CSMC 2018-RPL3 Trust is the present holder by Assignment from Beneficial Massachusetts Inc. to U.S. Bank Trust, N.A., as Trustee for LSF8 Master Participation Trust dated April 17, 2015 and recorded at said Registry of Deeds in Book 65280, Page 208, and Assignment from U.S. Bank Trust, N.A., as Trustee for LSF8 Master Participation Trust to Wilmington Savings Fund Society, FSB, not in its individual capacity but solely as Owner Trustee of CSMC 2018-RPL3 Trust dated May 6, 2024 and recorded at said Registry of Deeds in Book 82754, Page 430, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 170 Locust Street, Holliston, MA 01746 will be sold at a Public Auction at 2:00 PM on February 23, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
The land in Holliston, situated on the Southerly side of Locust Street, bounded and described as follows:
Northerly by the Southerly line of Locust Street, one hundred (100) feet;
Easterly by land now or formerly of Stanley W. Pearson Et ux, as shown on a plan hereinafter referred to, Three hundred thirty-four and 54/100 (334.54) Feet;
Southwesterly by land of Gardner W. Morse, as shown on said plan, sixty (60) feet; and
Westerly by land of said Morse, three hundred thirty and 27/100 (330.27) feet;
Containing 26.011 square feet of land, more or less.
According to said plan.
All as shown on a plan of land in Holliston, Mass. to be purchased by Stanley W. Pearson et ux, December 13, 1951,
Scofield Brother, registered land surveyors, which plan is recorded with Middlesex South District Registry of Deeds In Book 9971, Page 532.
For mortgagor’s title see deed recorded with the Middlesex County (Southern District) Registry of Deeds in Book 13092, Page 065.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee.
