NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 252 Main Street, Medway, MA 02053
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Pamela Dy and Michael Dy to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Fairway Independent Mortgage Corporation, its successors and assigns, and now held by RoundPoint Mortgage Servicing LLC, said mortgage dated May 6, 2021 and recorded in the Norfolk County Registry of Deeds in Book 39379, Page 313, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Fairway Independent Mortgage Corporation, its successors and assigns to RoundPoint Mortgage Servicing LLC by assignment dated September 30, 2025 and recorded with said Registry of Deeds in Book 42683, Page 594; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on March 3, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land, together with the buildings and improvements thereon, situated at 252 Main Street, Medway, Norfolk County, Massachusetts, said premises being further described as follows:
Beginning at the Southwesterly corner thereof on said Main Street at land now or formerly one Consigli; thence running
Northerly with land of said Consigli, about 171 feet to a corner at land formerly of Mrs. Charles McGourty, said corner being 79 feet from a stone wall between land formerly of Willard E. Force and formerly of John Ryan; thence turning and running
Easterly on land formerly of said McGourty, about 118 feet to a corner; thence turning and running
Southerly on land formerly of McGourty, about 141.50 feet to said Main Street; thence turning and running
Westerly on said Main Street to an iron pin at the point beginning, said pin being about 8 inches westerly of a concrete driveway.
Being the premises conveyed to Pamela Dy and Michael Dy by virtue of a deed dated 09/26/2018 recorded in the Norfolk County Registry of Deeds at Book 36329, Page 171.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
