SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on August 29, 2014, Sharron Y. Fairley and Howard Fairley, Jr., a married couple, executed a Deed of Trust to Tim Williams, Trustee for 21st Mortgage Corporation, Lender, which Deed of Trust was recorded in the office of the Chancery Clerk of Forrest County, Mississippi in Instrument no. 724926 at Book 1978, Page 0386; and,
WHEREAS, 21st Mortgage Corporation, the present owner of the indebtedness and holder of the above described Deed of Trust, appointed Jeff D. Rawlings in the place and stead of Tim Williams, or any subsequently appointed substituted trustee, said Substitution of Trustee being recorded in the office of the Chancery Clerk of said County at Book 2610, Page 134; and,
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, 21st Mortgage Corporation, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expenses of sale.
NOW, THEREFORE, I, Jeff D. Rawlings, Substituted Trustee in said Deed of Trust, will on the 26th day of February, 2026, offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the Main Door of the Forrest County Courthouse, located at 641 N Main Street, Hattiesburg, Mississippi to the highest and best bidder for cash the following described property situated in Forrest County, State of Mississippi, to-wit:
A part of the SE1/4 of the NE1/4 of Section 22, Township 2 North, Range 13 West, Forrest County, Mississippi; more particularly described as follows:
Commence at a 2 inch metal rod at the SE corner of the SE1/4 of the NE1/4 of Section 22, Township 2 North, Range 13 West, Forrest County, Mississippi; thence run South 89 degrees 16 minutes 24 seconds West for a distance of 486.95 feet to a 1/2 inch rebar for the point of beginning. Thence continue South 89 degrees 16 minutes 24 seconds West for a distance of 792.13 feet to a pk nail in the centerline of Camp Dantzler Road; thence run along the centerline of said road the following 3 calls: North 22 degrees 21 minutes 21 seconds East for a distance of 165.73 feet; North 27 degrees 25 minutes 42 seconds East for a distance of 172.16 feet; North 31 degrees 35 minutes 34 seconds East for a distance of 148.95 feet to a railroad spike; thence leaving the centerline of said road run South 53 degrees 30 minutes 27 seconds East for a distance of 711.11 feet back to the point of beginning. Said site containing 4.00 acres more or less.
