MORTGAGEE’S NOTICE OF SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain Mortgage given by Pamela G. Edwards to Washington Mutual Bank, FA, dated March 11, 2006 and recorded with the Middlesex County (Southern District) Registry of Deeds at Book 47188, Page 217, subsequently assigned to JPMorgan Chase Bank, National Association, its successors and assigns by The Federal Deposit Insurance Corporation, a Corporation Organized and Existing under an Act of Congress (FDIC), and Acting in its Receivership Capacity as Receiver of Washington Mutual Bank F/K/A Washington Mutual Bank, FA by assignment recorded in said Middlesex County (Southern District) Registry of Deeds at Book 67340, Page 275 for breach of the conditions of said Mortgage and for the purpose of foreclosing same will be sold at Public Auction at 1:00 PM on February 26, 2026 at 10-14 Remington Street, Unit 4, Cambridge, MA, all and singular the premises described in said Mortgage, to wit:
LYING AND BEING LOCATED IN THE CITY OF CAMBRIDGE, COUNTY OF MIDDLESEX SOUTH DISTRICT, COMMONWEALTH OF MASSACHUSETTS; ALL THAT CERTAIN PARCEL OR TRACT OF LAND KNOWN AS:
THE FOLLOWING PREMISES IN THE 10-14 REMINGTON STREET CONDOMINIUM (A CONDOMINIUM SUBJECT TO MASSACHUSETTS GENERAL LAWS, CHAPTER 183A) IN CAMBRIDGE, MIDDLESEX COUNTY, CREATED BY MASTER DEED DATED MAY 9, 1977, RECORDED WITH MIDDLESEX SOUTH DISTRICT REGISTRY OF DEEDS, BOOK 13190, PAGE 078.

THE ADDRESS OF WHICH IS UNIT #4, 10-14 REMINGTON STREET, CAMBRIDGE, MASSACHUSETTS, TOGETHER WITH AN UNDIVIDED 3.57 PERCENT INTEREST APPERTAINING TO SAID UNIT IN THE COMMON AREAS AND FACILITIES OF SAID CONDOMINIUM, AND TOGETHER WITH THE RIGHTS AND EASEMENTS APPURTENANT TO SAID UNIT AS SET FORTH ON SAID MASTER DEED.
ALL THAT CERTAIN PARCEL OR TRACT OF LAND SITUATE IN THE CITY OF CAMBRIDGE, COUNTY OF MIDDLESEX SOUTH DISTRICT, COMMONWEALTH OF MASSACHUSETTS AND BEING THE SAME REAL PROPERTY CONVEYED TO PAMELA G. EDWARDS BY DEED ON 04/12/1983 AS BOOK 14967 PAGE 31 AMONG THE OFFICIAL RECORDS OF THE COUNTY OF MIDDLESEX SOUTH DISTRICT, COMMONWEALTH OF MASSACHUSETTS. SAID DEED REFERENCE MADE HEREIN FOR A MORE FULL DESCRIPTION.
The premises are to be sold subject to and with the benefit of all easements, restrictions, encroachments, building and zoning laws, liens, unpaid taxes, tax titles, water bills, municipal liens and assessments, rights of tenants and parties in possession, and attorney’s fees and costs.
TERMS OF SALE:
A deposit of TEN THOUSAND DOLLARS AND 00 CENTS ($10,000.00) in the form of a certified check, bank treasurer’s check or money order will be required to be delivered at or before the time the bid is offered. The successful bidder will be required to execute a Foreclosure Sale Agreement immediately after the close of the bidding. The balance of the purchase price shall be paid within thirty (30) days from the sale date in the form of a certified check, bank treasurer’s check or other check satisfactory to Mortgagee’s attorney. The Mortgagee reserves the right to bid at the sale, to reject any and all bids, to continue the sale and to amend the terms of the sale by written or oral announcement made before or during the foreclosure sale. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The purchaser shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney. The description of the premises contained in said mortgage shall control in the event of an error in this publication.
