NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
Premises: 11 S Edlin Street, Worcester, Massachusetts
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Michael Joseph Cox Jr. to Mortgage Electronic Registration Systems, Inc. ("MERS"), as mortgagee, as nominee for Movement Mortgage, LLC its successors and assigns and now held by Nexus Nova LLC, said mortgage dated June 8, 2021, and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 65342, Page 142, as affected by an Assignment of Mortgage dated October 26, 2023, and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 69824, Page 195, of which mortgage the undersigned is the present holder, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on February 26, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
A certain lot of land with the buildings thereon, situated partly in Worcester and partly in Auburn, in Worcester County, Massachusetts, bounded and described as follows:
Tract 1
Situated on the easterly side of South Edlin Street.
BEGINNING at a point in the easterly line of South Edlin Street, 410.07 feet southerly, measured by said line from the point of intersection of said line with the southerly line of Clover Street;
THENCE easterly by land now or formerly of one Werme, 142.91 feet to land now or formerly of one Scott;
THENCE southwesterly by land now or formerly of Scott, 64.62 feet to land now or formerly of Frank J. Boyce;
THENCE westerly by said land now or formerly of Boyce, 117.1 feet to said line of South Edlin Street;
THENCE northerly by said line of South Edlin Street, 59.25 feet to the point of beginning.
CONTAINING about 7,703 square feet of land, more or less.
Tract II
BEGINNING at a stone bound set in the ground in the easterly line of South Edlin Street At other land now or formerly of one Lier;
THENCE easterly at right angles with said line of South Edlin Street, 60 feet to a point;
THENCE westerly by land now or formerly of Simplex Concrete Block Company to a point in said street line, which is 4 feet southerly measured by said street line from the point of beginning.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
TEN THOUSAND ($10,000.00) Dollars of the purchase price must be paid by a certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid by a certified check, bank treasurer's or cashier's check within forty-five (45) days after the date of sale.
