SHAIKH S. ISLAM & NASRIN NAHAR, et al. Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 6th day of January, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 5th day of December, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, Shaikh S. Islam & Nasrin Nahar, as follows:
The principal sum of $8,303.50, together with interest thereon at the rate of 8% per annum according to Section 7 of the CC&Rs from the date of this Judgment until paid; For Plaintiff’s costs of Court in the amount of $1,323.62, and reasonable attorney’s fees in the amount of $3,786.50, according to Section 7 of the CC&Rs, plus interest on all costs and fees at the maximum per annum rate allowable by law at 8.00% per annum from the date of judgment Or accrual after judgment, until paid: That Plaintiff has an assessment lien in the amount of $8,303.50, and that such amount may be collected through a sheriff’s sale of the Property, including Monthly assessments, late fees, and collection charges that shall accrue from the date of this judgment until the time of sale, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendants, on the following described real property, to wit:
Unit 222, Casa Del Pueblo, a Condominium, according to Declaration of Horizonal Property Regime recorded in Docket 10703, page 159, and plat recorded in Book 173 of Maps, Page 25 and Affidavit of Correction recorded in Docket 10727, page 1003, records of Maricopa County, Arizona. TOGETHER WITH a proportionate interest in common areas and facilities, as set forth in said Declaration and as shown on said plat.
AKA: 7126 N 19th Ave Unit 222, Phoenix, Arizona.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 5th day of March, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
