NOTICE OF PUBLIC HEARING PLEASE TAKE NOTICE that Florence Crossings I, LLC (“Applicant”) has applied for Amended Final Site Plan or Minor Site Plan, and Bulk “c” Variance approval with the Florence Township Planning Board. The subject property is identified as Block 160.01, Lot 2.01 on the Tax Map of the Township of Florence and is located at 2020 US Route 130, Florence Township, New Jersey 08518 (“Property”). The Property is located in the HC Highway Commercial District. The Applicant proposes to construct a 6 foot aluminum fence along the front parking lot. Fences are a permitted accessory use in the HC Highway Commercial District, however, Florence Township Ordinance §91-92(D)(2) prohibits fences in the front yard. The Applicant is requesting a N.J.S.A. 40:55D-70(c) variance from §91-92(D)(2). No other development is proposed. The Applicant will request any other variances, deviations, waivers, or approvals that the Board or its professional staff deem necessary to permit the approval of this application. The Township of Florence Planning Board will conduct a public hearing on this application on February 24, 2026 at 7:30 p.m. at the Florence Township Municipal Complex, 711 Broad Street, Florence, New Jersey 08518. The meeting will be held in-person and also observable by virtual means; information on how to attend the meeting virtually can be found on the Florence Township website, www.florence-nj.gov. Any interested party may appear at said hearing and participate therein in accordance with the rules of the Planning Board.
