In execution of the Deed of Trust in the original principal amount of $33,600.00 dated March 23, 1999 and recorded in Book 0610, Page 678, as Instrument No. 990001307, of the City of Petersburg land records, the appointed Substitute Trustee will offer for sale at public auction at the courthouse door for the Circuit Court for Petersburg City located at 7 Courthouse Avenue, Petersburg, Virginia 23803 on April 13, 2026 at 11:00AM, the property described in said deed of trust, located at the above address and more particularly described as follows:
ALL that certain lot of parcel of land, with improvements thereon and appurtenances thereto belonging, lying, being and situate on the South side of West High Street, in the City of Petersburg, Virginia (currently designated by City Street Nos. 1206-1208 West High Street), fronting on the South side of said Street a distance of 39.5', more or less, and extending back in a Southerly direction between practically parallel lines a distance of 107', more or less to a 10' alley, and having a rear width of 40.2', more or less, and being designated as Lot Nos. Three (3) and Four (4) on a plat marked "Property owned by Wm. J. Crowder Estate", dated October 3, 1948, made by F.D.P. Bruner, Eng., a copy of which is attached to and made a part of a deed from J. Thompson Wyatt, Substitute Trustee, to Edward A. Smith and John E. Myrick, dated October 7, 1948 recorded in the Clerk's Office of the Circuit (formerly Hustings) Court of the aforesaid City.
BEING the same property conveyed to Russell E. Woodburn, homme sole, by deed from Philip R. III, homme sole, and Lawrence R. Belcher and Lynn G. Belcher, husband and wife, dated October 4, 1990, filed October 15, 1990, in Deed Book 480, Page 643, Clerk's Office, Circuit Court, City of Petersburg, Virginia.
Subject to all restrictions, rights of way, easements and other conditions contained in deed forming the chain of title to the caption property.

The property and improvements will be sold in “as is” physical condition without warranty of any kind.
TERMS OF SALE: A non-refundable bidder’s deposit of 10% of the sale price or 10% of the original principal amount of the subject Deed of Trust, whichever is lower, by cashier’s or certified check, required at time of sale except for the party secured by the Deed of Trust. Risk of loss on purchaser from date and time of auction. Balance of the purchase price must be paid by cashier’s check within 15 days from sale date. Except for Virginia Grantor’s tax, all settlement costs and expenses are purchaser’s responsibility. Taxes are pro-rated to the date of sale. Purchaser is responsible for obtaining possession of the property. If purchaser defaults, deposit may be forfeited and property resold at the risk and cost of the defaulting purchaser who shall be liable for any deficiency in the purchase price and all costs, expenses and attorney’s fees of both sales. If Trustee does not convey title for any reason, purchaser’s sole remedy is return of deposit without interest. This sale is subject to post-sale audit by the Substitute Trustee of the conduct of the auction itself as well as the status of the loan secured by the Deed of Trust, including, but not limited to, determining whether prior to sale a bankruptcy was filed, a forbearance, repayment or other agreement was entered into or the loan was reinstated or paid off; in any such event this sale shall be null and void and purchaser’s sole remedy shall be return of deposit without interest.
