NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, on 01/08/2001, CAROLYN ROZELL, A SINGLE PERSON executed a Promissory Note payable to the order of AFFORDABLE MORTGAGE CORP, A MISSISSIPPI CORPORATION.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated 01/08/2001, executed by CAROLYN ROZELL, A SINGLE PERSON and being recorded on 01/16/2001 in Book 362, Page 440 as Document No. 119369 of the records of the Hinds County, State of Mississippi; and which aforesaid Instrument conveys to RICHARD A. LINLEY, Trustee and to AFFORDABLE MORTGAGE CORP, A MISSISSIPPI CORPORATION, as Beneficiary, the hereinafter described property; and
WHEREAS, WELLS FARGO BANK MINNESOTA, N.A., AS TRUSTEE FOR REGISTERED HOLDERS OF OPTION ONE MORTGAGE LOAN TRUST 2001-A, ASSET-BACKED CERTIFICATES, SERIES 2001-A, BY HOMEWARD RESIDENTIAL, INC., F/K/A AMERICAN HOME MORTGAGE SERVICING, INC., ITS ATTORNEY IN FACT assigned said Deed of Trust to Wells Fargo Bank, N.A. as Trustee for Option One Mortgage Loan Trust 2001-A, Asset-Backed Certificates, Series 2001-A via an instrument filed of record on April 11, 2013 as Document No. 0212980, in Book 633, and at Page 680 in the office of the Clerk of the Hinds County, State of Mississippi; and
WHEREAS, WELLS FARGO BANK, N.A. AS TRUSTEE FOR OPTION ONE MORTGAGE LOAN TRUST 2001-A, ASSET-BACKED CERTIFICATES, SERIES 2001-A appointed WESTERN PROGRESSIVE - MISSISSIPPI, INC, as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 01/29/2026 and recorded on 02/02/2026 in Book 649, Page 6941 as Document No. 289270 of the records of the Hinds County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said Promissory Note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc, the Substituted Trustee in said Deed of Trust will on 03/06/2026, between the hours of 01:00 p.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the Southwest Front Steps, Hinds County Courthouse (2nd Judicial District), 127 West Main Street, Raymond, MS 39154, the following described property located and situated in Hinds County, Mississippi, to wit:
Lot 14, less 20 feet off the west side thereof in the East End Addition to Edwards, Mississippi, less and except a tract of land described as beginning at the NE corner of said Lot 14; run thence south 50 feet; run thence west 100 feet; run thence north 50 feet; run thence East 100 feet to the point of Beginning. A surveyor's plat of said Addition is on file and of record in the office of the chancery clerk of Hinds County at Raymond, Mississippi, surveyor's Book "A" at page 218.

As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc, will convey only such title as is vested in it under said Deed of Trust.
